4. The guards surrounding the deck and stairs should be shown to be a minimum of 42 <br /> inches in height. Section 1013.2 <br /> 5. The maximum stair rise should be shown to be no greater than 7 inches on the plans. <br /> Section 1009.3 <br /> 6. The minimum stair run should be shown to be 11 inches on the plans. Section 1009.3 <br /> 7. Handrails should be shown at each side of the stairs. For non-continuous handrails <br /> (through the landing) the handrails should extend horizontally a minimum of 12 inches <br /> beyond the top riser of each stair run. The bottoms of the handrails should continue to <br /> slope for the depth of one tread beyond the bottom riser. Section 1012.5 <br /> 8. EBC Table 1607.1 requires stairs and exit decks to support a live load of 100 psf. This <br /> loading would cause the allowable bending stresses to be exceeded in the proposed joists <br /> and beams. Calculations prepared by a design professional licensed by the State of <br /> Washington should be submitted to verify that the specified loads are designed for. <br /> 9. EBC Table 1607.7 requires guardrails to be capable of resisting a 50 pound per lineal foot <br /> or 200 pound concentrated load applied at the top. The proposed design indicates the use <br /> of two 2x8's bolted to the rim joist to utilize weak axis bending. This combined with a <br /> proposed drainage gap at the sill plate appears inadequate.
