During a site visit on September 13th, it was observed that one set of stairs from the second
floor and several first floor exit doors were blocked by the tenant, and that walls were erected on the
second floor without permits.
In response to the application submitted, the plans have been examined and you are advised that this
is an incomplete submittal for building permit. Please submit two sets of drawings with a response
letter indicating how corrections are resolved on the plan set.
General
1. Work completed in the tenant space without permits or inspections should be identified as new
on the drawings, and should meet current code requirements for construction.
2. The additional second floor area without permits triggers accessibility requirements to the
tenant space and the second floor.
3. Floor plans and reference details should be labeled and targeted on the drawings, with the
scales noted and a north arrow.
4. A site parking layout should be submitted as part of the building permit application.
5. Washington State law states that buildings over 4000 square feet requires an architect to
submit drawings for building permit, per RCW 18.08.410 (6) and (7), where the work affects
the life safety or structural systems of the building.
Structural
1. Please submit structural drawings, calculations, and specific support details for the second floor
structural design sufficient to resist overturning forces from wind, gravity and seismic loading,
per IBC 1603.1. Calculations and details should be stamped by a currently licensed Washington
State professional engineer.
2. Engineered plans on permit B0104-041 indicated a shear wall to support a smaller mezzanine.
The south shear wall nailing was inspected on April 30, 2001, but the shear wall was removed
without building permits. Engineering comments should address the modified design and
expanded second floor area.
