The following comments identify new work which requires a building permit. <br />In response to the application submitted for a Certificate of Occupancy (C of O), the plans have been <br />examined and you are advised that this is an incomplete submittal forpermit issuance. Please submit <br />two sets of drawings with a response letter indicating how corrections are resolved on the plan set. <br />General <br />%1) Washington State law states that buildings over 4000 square feet require an architect to submit <br />! drawings for building permit, per RCW 18.08.410 (6) and (7), where the work affects the life safety <br />or structural systems of the building. <br />2) The live load capacity of the 2"d floor should be posted conspicuously using a durable sign per <br />Section 106.1. A Certificate of Occupancy cannot be issued until the floor load sign is posted. <br />Section 106.2 <br />3) When the building was constructed in 1979, the area of the mezzanine office on the 2"d floor was <br />2505 square feet. The building also had a storage loft of 972 square feet. In 2001, a permit was <br />issued for an additional 945 square feet of 2"d floor area. The total amount of permitted/accounted <br />for square footage of the 2"d story is therefore 3896 square feet. The total current size of the 2nd <br />floor is approximately 4830 square feet. The additional 1000 square feet of area of the second <br />floor should be examined by a design professional, licensed by the State of Washington for <br />adequate storage loading. Sections 105.1, 106 and Table 1607.1 <br />,,-'4) The east -west shear wall, 51 feet south of the north building wall, was permitted, installed and <br />inspected in 2001: permit B0104-041. This shear wall has been removed without permit, <br />inspection or approval sometime after May 4, 2001. <br />i) An architect or engineer licensed by the state of Washington should verify that this shear <br />wall is no longer structurally required, per IBC 1603.1 or the wall must be reinstalled. <br />5) The north stair was installed and inspected (as noted) in 2001, permit B0104-041, as a straight run <br />stairway. This stair has subsequently been modified without permits to be T-shape' and does not <br />meet code requirements for rise, run and handrails. <br />i) Winder treads (non -rectangular) are not allowed. Section 1009.4.3. <br />ii) The rise of any stair must be 7 inches maximum. Section 1009.4.2 <br />
