iii)The tread depth of any step must be not less than 11 inches minimum. Section 1009.4.2 <br />iv) Handrails are required on each side of the stairway per Section 1009.12 and must extend <br />horizontally at least 12 inches beyond the top riser and continue to slope for the depth of <br />one tread beyond the bottom riser. <br />6) The south stair was built without permit, inspection or approval on or after 2001 and does not meet <br />minimum code requirements for rise, run or handrail extensions. The stairway must be <br />reconstructed to meet minimum code standards. The plans should clearly show the construction <br />details of the new stairway. Section 1009 <br />7) Two exits are required from the second floor per Table 1021.2. The exits must be separated by a <br />minimum one half of the maximum overall diagonal dimension of the floor area served. Section <br />1015.2.1 <br />(D8) The means of egress is required to be illuminated per Section 1006.1. In the event of power <br />supply failure, an emergency electrical system shall automatically illuminate all of the following <br />areas: rooms where two means of egress are required, corridors and stairways. Section 1006.3 <br />and IFC Section 4604.5 <br />9) Exit signs are required to be provided at each exit stairway per Section 1011.1. Emergency <br />illumination is required to light up the exit signs per IFC Section 4604.4 <br />10)AII egress doors serving an occupant load of 50 or more persons must be swing in the direction of <br />egress (verify in field). Section 1008.1.2 <br />11)The shower on the second floor was installed without permit, approval or inspection. Accessibility <br />codes require that the shower either be removed or built to accessible standards. Section 1109.2 <br />12)There are four E-W walls that were installed on the ground floor on or after 2004 and 2008 that <br />create a room that is currently used for receiving and storage. The walls were installed without <br />permit, inspection or approval. The walls should be shown on the floor plan submitted for the C of <br />O. Section 105.1 <br />These comments address building issues only. Revisions or additions may be required by other <br />departments (Utilities, Public Works, or Planning). Upon resubmission of the drawings, plan review will <br />resume and your application will be given priority. <br />All required submittals must be of sufficient detail and information to ensure that the proposed <br />structure will be constructed in compliance with all adopted codes.
