e) Proposed signing. <br /> f) Existing or proposed landscaping and screening. <br /> g) A completed environmental checklist on a form provided <br /> by the Planning Department. (1) <br /> Certain submittal requirements may be waived by the Planning <br /> Director when said requirements are found to be unnecessary in light of <br /> the uses or extent of change. <br /> J. EXPANSION OF NONCONFORMING USE <br /> 1) Permitted only if a nonconforming use meets the following <br /> criteria: <br /> a) Located on an arterial street. <br /> b) Has sufficient parcel size to provide for parking, land- <br /> scaping, separation from adjacent uses. <br /> c) Provides a service to the general area. <br /> d) The proposed expansion would be compatible with adjacent <br /> uses and not have an adverse impact on the immediate <br /> area. <br /> e) Compliance with these criteria shall be established after <br /> a pre-application conference with the Planning Department. <br /> 2) Process for Review of Nonconforming Use Expansion: <br /> a) If the criteria in Paragraph J.l) of this Section are met, <br /> then an application for expansion of a nonconforming use <br /> may be made to the Planning Department on forms provided <br /> by the department. <br /> b) The application content shall be per Paragraph I of this <br /> Section. <br /> c) A public hearing will be held by the Board of Adjustment <br /> or Hearing Examiner. <br /> d) Notice shall be given to property owners within 500 feet <br /> of the project at least 10 days prior to the hearing. <br /> Footnote No. (1) Only needed when expansion is proposed. <br /> - 4 - <br />
