A. Format.The format used for graphically indicating which uses are permitted in the use zones (not <br /> including the overlay zones) is a matrix format called the use tables. It is the intention of the use tables <br /> to indicate which uses are permitted in the various use zones, and which review processes apply to a <br /> given use or zone. Exceptions: permitted uses in the WRM, P,AQ and OS zones are specified in Chapters <br /> 19.30A, 19.33A, 19.33E and 19.33F, respectively. <br /> B. Permitted Uses.To see what uses are permitted in a particular zone,go to the usereference tables <br /> 5.1 and 5.2 in Chapter 19.05 and table 19-1 in Chapter 19.19.Across the top of the charts are the <br /> various use zones (i.e., R-1, B-2, C-1, M-M, etc.). In the left hand column of the charts are listed all of the <br /> uses permitted by this title, listed by category of use and in alphabetical order.Table 5.1 lists residential <br /> land uses.Table 5.2 lists nonresidential land uses. Table 19-1 lists residential and nonresidential land <br /> uses for the UR, UM and ULI zones. If a use is permitted in a particular zone, it will be so indicated in the <br /> column corresponding to the zone by the symbol I, II,or III in tables 5.1 and 5.2, and by the symbols N, <br /> P,A, or C in table 19-1.These symbols stand for the review process that must be followed for that use to <br /> be permitted in that zone. If there is no symbol in the box or cell corresponding to a specific use in a <br /> particular zone in tables 5.1 or 5.2, it is not a permitted use in that zone. This tableTables 5.1 and 5.2 <br /> may include special regulations that are indicated by a number inside of parentheses within a cell on the <br /> use tables.The special regulation corresponding to the number is, in most cases, listed on the next page <br /> or pages following the chart. In a few instances, a special regulation listed in parentheses in an earlier <br /> page of the table is also listed on a later page of the table. In such instances, you must find the number <br /> corresponding to the special regulation on an earlier page.The far right column in table 19-1 lists any <br /> special regulations that are applicable to the use associated on that row. <br /> C. Overlay Zone. Some properties are also located in an area in which an overlay zone exists, which will <br /> be indicated on the zone map with one of the symbols shown below, attached as a suffix to the use <br /> zone.An overlay zone is a secondary zone which applies additional regulations or special review <br /> procedures, and which cannot be established without being attached to one of the use zones.The <br /> following zones are overlay zones: <br /> C (clinic) <br /> O (office) <br /> C-O (clinic-office) <br /> D (design) <br /> H (historic) <br /> PD (planned development) <br /> PRD (planned residential development) <br /> FWD (floodway district) <br /> UFFD (urban flood fringe district) <br /> RFFD (rural flood fringe district) <br /> (institutional) <br /> S (shoreline district) <br /> AC (airport compatibility) <br /> CRA (core residential area) <br /> If the property you are interested in is included within one of the above-listed overlay zones,you should <br /> read the corresponding section in this title which pertains to that overlay zone. <br /> Section 20.
