A. The format used for graphically displaying the various development standards which apply in the <br /> various use zones (not including the overlay zones) is a matrix format called the development standards <br /> table, contained in Chapter 19.06. Chapter 19.20 contains several development standard tables specific <br /> to the UR, UM and ULI zones, as well as for the Core Residential Area Overlay zones. It is the intention of <br /> the development standards table to indicate the various development standards that apply in each use <br /> zone, except the off-street parking standards. To see how many parking spaces are required for a <br /> specific use,go to Table No. 34 1 inrefer to Chapter 19.34. - -• t :•- -- ••• -: . -••-• <br /> arc listed in Chapter 19.22. For the E 1 and MUO zones, parking requirements are also listed in Chapter <br /> 19.31B. <br /> B. Development Standards. After finding that a use is permitted in a specific zone, go to the <br /> development standards table in Chapter 19.06.This chart specifies a variety of development standards <br /> that apply to each zone, such as minimum lot area, minimum setbacks, maximum building height, sign <br /> category and landscape category.This table may include special regulations that are indicated by a <br /> number inside of parentheses within a box or cell on the development standards table. The special <br /> regulation corresponding to the number is listed on the page or pages following the chart. <br /> C. The B 3, C 2E-M-1, M-M, BMU, E-1 and MUO zones have additional regulations that are not <br /> specified in the use tables or the development standards table.These can be found in Chapters 19.22, <br /> 19.25, 19.27, 19.28, 19.31A and 19.31B, respectively,of this title. <br /> D. The regulations for the P (public park),WRM (watershed resource management), AQ(aquatic) and <br /> the OS (open space) zones are contained in Chapters 19.33A, 19.30A, 19.33E and 19.33F, respectively. <br /> E. You now have the basic zoning regulations that apply to the subject property. However,you should <br /> review Section 19.03.050 of this chapter to determine if other regulations of this title apply. <br /> Section 21. Section 3 of Ordinance 1847-92, as amended (Zoning Code Definitions, EMC 19.04.020), as <br /> is amended to read as follows: <br /> 19.04.020 Zoning Code definitions, specific. <br /> "Accessory use, activity or structure" means a use, activity, structure or part of a structure which is <br /> customarily subordinate and incidental to the permitted principal use or building, located on the same <br /> lot with such principal use or building, and erected or established only after or in conjunction with the <br /> establishment of the principal use or building. A caretaker or watchman's quarters are considered to be <br /> an accessory use in industrial zoning districts. <br /> "Commercial parking" means a parking lot or parking garage that is designed, used or intended to be <br /> used for the parking of motor vehicles outside the street right-of-way. Commercial parking areas are <br /> used, rented or leased to the general public, customers or residents of development, or are provided as <br /> public parking for persons commuting to another location, such as a park-and-ride lot.This use does not <br /> include parking lots or garages which are constructed as required for, or accessory to, another permitted <br /> usebuilt as a facility to provide parking for rent or lease to the general public, as opposed to a parking lot <br /> or garage which is constructed as required or accessory parking for another building. <br /> "Dwelling, multiple-family" means a building(s) or portion of a building arranged or designed to be <br /> occupied by three or more families living independently of each other, including more than one duplex <br /> on a single lot or development site, triplexes, fourplexes, apartment buildings, and stacked dwelling <br /> units.This definition does not include single-family detached dwellings. <br /> "Height, building" means the vertical distance from the base elevation of a building to the highest point <br /> of the roof, exclusive of building appurtenances.
