A grading and clearing plan shall be submitted prior to any <br /> site preparation, showing vegetation being removed, and that <br /> • li being retained, along with measures to control erosion from <br /> any areas stripped of vegetation and left exposed for more <br /> than 30 days. <br /> 11. That 60 feet fronting the proposed Cascade Shopping Center <br /> on the south side be dedicated to the City of Everett as a portion <br /> it of roadway eventually connecting Casino Road with Evergreen Way <br /> (77th Street - see Exhibit 1) . <br /> 12. That prior to the City issuing demolition permits and allowing <br /> grading and clearing of the site, Reininga Corporation shall <br /> dedicate 60 feet of right-of-way through the Winde property, <br /> connecting the southwest corner of the site to Evergreen Way; <br /> or provide a bond to cover the cost of the condemnation process <br /> if necessary. <br /> 13. In conjunction with Phase II development (which the City will <br /> review) , 77th Street shall be improved as follows (see Exhibit 1) : <br /> (a) From Evergreen Way to southwest corner of the site: <br /> A - 36 feet of asphalt . <br /> ii - curb, gutter, and 5 foot sidewalk on both sides and a <br /> smooth transition. <br /> (b) From southwest corner of site to easterly point of <br /> curve on 77th Street: <br /> - 24 feet of paving (crown at 18 feet, south of curb) <br /> - curb, gutter and 5 foot concrete sidewalk on north side. <br /> 14. There .will be a latecomer's agreement plus 10% inflation clause <br /> to reimburse Reininga for half of the cost of the improvements <br /> from the southwest corner of the site to Evergreen Way, if <br /> determined possible by City Staff. <br /> 15. Reininga shall participate in the signal installation at 77th <br /> Street and Evergreen Way up to $40,000. The participation to <br /> include the costs necessary to install an actuated traffic <br /> signal with emergency vehicle preemption. The immediate signal <br /> design, equipment specification, and installation administration <br /> would be the City's responsibility. The City would also provide I�I <br /> "thru movement" signal heads. The signal would be installed in <br /> • accordance with City plans and drawings by a private contractor. <br /> li The signal installation cost, hardware including the complete <br /> 0 . controller, spanwire, turn indication heads, loops, amplifiers, <br /> II leadins, and poles would be Reininga's responsibility. ** <br /> Reininga's participation in the immediate signal would provide <br /> the means for safe and efficient traffic movement and Reininga <br /> ii would have no obligation in the future full modernization <br /> if <br /> (mast arms, interconnect, additional programmable heads, etc. , <br /> of the 77th Street intersection signal. <br /> • <br /> Hardware purchased for the driveway signal (76th St.) by Reininga <br /> could be employed at 77 Street. Reininga would be responsible <br /> for the 76th Street signal removal cost. The removal of 76th <br /> Street and installation of 77th Street signals would be in <br /> ij accor?dance with direction of the City Traffic Engineer and <br /> City Engineer. <br /> ** as limited above (with hardware purchased by Reininga for 76th <br /> Street (3(a) above) to be included in $40,000.00 limit). <br /> I <br /> •li <br />
