That the operation of the shopping center shall be in compliance <br /> with Washington State Noise Regulations (WAC 173-60) . <br /> 5. That spotlights, floodli hts, or any other lighting, along with <br /> signs, shall be shielded so as to not produce glare or nuisance <br /> ii into adjacent residential properties or public right-of-way. <br /> 6. That a pathway for pedestrians be constructed from the northeast <br /> corner of the shopping center on 75th Street to Beverly Boulevard. <br /> 7. That a landscaped buffer strip of at least 20 feet in width <br /> be provided along the east property line, resulting in an <br /> effective evergreen screen within 3 to 5 years. <br /> The specifics of the landscaping (i.e. , height of trees, spacing) <br /> will be presented in a detailed landscaping plan for Phase I <br /> to be reviewed by the Planning Department. The plan will also <br /> include a perspective of the east boundary of the project. <br /> � f <br /> 8. Prior to initiating construction of the buildings, architectural <br /> fi plans showing building style, height, and facade material shall <br /> be submitted to the Planning Department for review. <br /> 9.
