t R ' - .r <br /> • <br /> ROADWAY <br /> (d) All newly created and dedicated streets shall have a minimum <br /> improvement brought to line and grade of not less than 20 <br /> feet of paved roadway with four (4) feet compacted gravel <br /> shoulders on each side with suitable sub-base conditions. <br /> The minimum requirements of a 20 feet travelled way shall <br /> consist of a 6 inch compacted granular, free draining sub- <br /> base under 4 inches of compacted gravel or crushed stone <br /> base material and surfaced with 2 inches of asphalt Class "B" <br /> to be placed as directed by the City Engineer. <br /> Auxiliary works such as guardrail, delineators, culverts, <br /> shall be considered as part of the minimum required roadway <br /> improvements. <br /> DRAINAGE <br /> (e) Drainage improvements, including but not limited to catch basins, <br /> manholes, pipe drains, culverts, open ditches, retention or <br /> detention ponds as may be determined by the City Engineer to be <br /> necessary for the control of stormwater runoff. <br /> Sect. 170 Easements <br /> A. Easements shall be provided for drainage purposes covering <br /> both ditches and pipes; the width of such easements shall <br /> be at least ten feet. Easements shall be provided for all <br /> drainage channels that may be used. <br /> B. Where it is deemed necessary by the City Engineer, adequate <br /> slope easement adjacent to streets or alley rights-of-way, <br /> shall be provided and such slope easements shall be shown <br /> on the final plat. <br /> C. Vehicular access easements, when approved under Section 200 <br /> shall be not less than 20 feet in width with a surfaced all <br /> weather driveway, and shall provide for installation of all <br /> public utilities across the full width of the easement. <br /> Sect. 180 Design Standards <br /> (a) All lots created by a short subdivision shall conform to the <br /> most advantageous development of the adjoining areas and the <br /> entire neighborhood. <br /> (b) All lots created by a short subdivision shall meet the <br /> standards specified by the City of Everett Zoning Code, <br /> except as provided in Sections 190 and 200. <br /> (c) All lots created by a short subdivision shall abut upon <br /> a dedicated or deeded improved public street. <br /> The ROW requirements for ultimate design for such streets <br /> shall be not less than sixty (60) feet for streets carrying <br /> through traffic and not less than 30 feet for dead end <br /> streets which shall be provided with additional ROW for <br /> vehicle turnabout. <br /> When the ROW of an existing street, carrying through traffic, <br /> is less than sixty (60) feet in width, the applicant shall <br /> deed to the City, the additional ROW needed to provide a <br /> minimum ROW of 30 feet from the future center line of the street <br /> as proposed by the City Engineer to the fronting property line <br /> for the full frontage of the short subdivision. <br /> -5- <br />
