• <br /> Sect. 120 Coordination with Future Planning <br /> The proposed short subdivision should conform to the planning <br /> standards for the most advantageous development of the City as <br /> proposed by the Planning Department. <br /> Sect. 130 Approval <br /> Within thirty (30) days of the date of application for a <br /> short subdivision, the applicant shall be notified in writing <br /> that (1) the application has been disapproved, or that, (2) <br /> final approval has been granted, or that, (3) tentative approval <br /> has been granted. <br /> Tentative approval shall mean the approval of a short sub- <br /> division application subject to the satisfactory completion of <br /> improvements or requirements specified by the City Engineer. <br /> Sect. 140 Tentative Approval Granted - Conditions <br /> If the proposed short subdivision received tentative approval <br /> by the City Engineer, the subdivider, before requesting final <br /> approval, shall carry out the specified improvements, or complete <br /> any specified requirements within the effective time of one year <br /> plus authorized extension from the date of tentative approval. <br /> Tentative approval will lapse if each and all of the specified <br /> requirements and improvements have not been completed to the <br /> satisfaction of the City Engineer prior to the effective date. It <br /> will then be necessary for the subdivider to submit a new ap- <br /> plication in conformity with the then current regulations before <br /> tentative approval is again granted. <br /> Sect. 150 Tentative Approval - Time Effective <br /> The tentative approval of a proposed short subdivision shall <br /> be effective for one year, unless extended by the City Engineer <br /> for a period of not more than one additional year. <br /> Sect. 160 Improvements Required <br /> Prior to final approval being granted for any short sub- <br /> division, it will be necessary for the following improvements <br /> to be completed to the satisfaction of the City Engineer: <br /> WATER SUPPLY <br /> (a) Installation of a water main of minimum diameter 6 inches in <br /> the public ROW fronting each lot. This provision may be <br /> waived if, in the opinion of the City Engineer, the proposed <br /> subdivision will be adequately served by a water distribution <br /> main with diameter less than 6 inches. <br /> SANITARY SEWER <br /> (b) Installation of a sanitary sewer main of minimum diameter <br /> 8 inches in the public ROW fronting each lot, except when <br /> approval has been granted for a sewage disposal system on <br /> each lot,provided, however, sewer connection by easement <br /> across private property may be allowed where in the opinion <br /> of the City Engineer it is necessary for the reasonable <br /> development of the property and sewer connection to ROW is <br /> not technically feasible. <br /> FIRE HYDRANT <br /> (c) Installation of a fire hydrant at not more than 350 feet <br /> from the middle of the street frontage of each residential <br /> lot, measured along the public ROW. <br /> -4- <br />
