use, unless the structure is permanently changed <br /> to a conforming use. <br /> c. If a use is discontinued for one year, any future <br /> use of the structure shall conform to this ordinance. <br /> d. If a non-conforming use or structure is destroyed <br /> by any means, including floods, to an extent of 50% <br /> or more of its value, it shall not be reconstructed <br /> except in conformity with the provisions of this <br /> Chapter. The Building Official may permit reconstruc- <br /> tion if the use or structure is located outside <br /> the floodway and upon reconstruction is adequately <br /> and safely flood proofed, elevated, or otherwise <br /> protected in conformance with Section G. <br /> e. Uses which are or become nuisances shall not be <br /> entitled to continue as non-conforming uses. A <br /> nuisance is a flood use which obstructs flow, <br /> causing substantial injury to other lands or the <br /> public. <br /> f. The Building Official shall prepare a list of <br /> those non-conforming uses which have been flood <br /> proofed or otherwise adequately protected in accor- <br /> dance with Section G. <br /> g. The Building Official shall issue a certificate <br /> to the owner stating that as a result of certain <br /> corrective measures such uses are in conformity <br /> with the provisions of this Chapter. <br /> -11- <br />
