E. YARD REQUIREMENTS <br /> 1 . Front Yard Setback <br /> a. Basic: 20 feet <br /> 2. Side Yard Setbacks <br /> a. Basic; As required by the currently adopted Building <br /> Code for the City. <br /> F. HEIGHT LIMITATIONS <br /> 1. Basic: 7 the sum of the front yard and rear yard setbacks . <br /> 2 . Exception: Office uses may extend to 65 feet above average <br /> elevation. <br /> G. OFF-STREET PARKING <br /> 1. As provided in Section 19 . 04 . 190 . <br /> H. PERFORMANCE STANDARDS <br /> 1 . Lighting: Spotlights , floodlights, and signs shall be <br /> shielded so as not to shine directly upon adjacent residen- <br /> tial properties . <br /> 2 . Outdoor Storage: All outdoor storage of sale or display <br /> items or raw materials used in industry shall be screened <br /> in a manner as not to be visible from RS, R-1, R-2 , R-3 , <br /> R-4 , R-5 zones, highways , or adjacent industries , except <br /> for vehicle and trailer parking. Auto wrecking yards shall <br /> be prohibited. <br /> All discarded refuse, garbage containers, etc. , shall be <br /> screened by a sight obscuring fence. <br /> 3 . Noise: <br /> a. Basic: 65 dBA at property boundary. <br /> b. Exception: Where MM Zone is adjacent to RS, R-1, R-2 , <br /> R-3 , R-4 , R-5 zones , a maximum level of 60 dBA shall <br /> be allowed at the property boundary. <br /> c . Exception: Between the hours of 10 : 00 p.m. and 7 : 00 a .m. <br /> the noise limitations above shall be reduced by 10 dBA, <br /> when adjacent to an RS, R-1, R-2 , R-3 , R-4 , or R-5 zone. <br /> 4 . Vibration: No level of vibration will be allowed which is <br /> perceptable to a person standing on any lot line of that <br /> use, where such lot line is adjacent to any property in <br /> RS, RD or MM Zone. <br /> 5 . Smoke, Dust and Other Particulates : As required under <br /> regulations of the Puget Sound Air Pollution Control Agency. <br /> 6 . Odors : The emission of obnoxious odors of any kind shall <br /> not be permitted. <br /> 7 . Toxic Matter: The disposal of toxic substances into the <br /> public utility system of the City of Everett shall be <br /> prohibited without the expressed consent of the Director <br /> of Utilities. Discharge of toxic substances into the grou•d <br /> or waterways is prohibited without the express knowledge <br /> or consent of local , state, and/or federal agencies having <br /> jurisdiction over the receiving grounds or water. <br /> 8 . Humidity, Heat or Glare: Activities must be conducted su.h <br /> that excessive humidity, heat, or glare cannot be perceive• <br /> at the property line. <br />
