• <br /> PRELIMINARY APPROVAL CONDITIONS <br /> FOR <br /> TED SCHMELZER PLANNED <br /> RESIDENTIAL DEVELOPMENT (PRD) <br /> Final Development Plan approval and subsequent issuance of con- <br /> struction permits for the Ted Schmelzer PRD on the parcel described <br /> in the Rezone Ordinance No. 452 -77 shall not occur until the <br /> following conditions have been satisfied: <br /> 1. That the project consist of 12 lots. <br /> 2 . That the setback lines be marked on the final plan as <br /> follows : <br /> a. Front yard; 10 feet, except in front of garage or car- <br /> port where it shall be 20 feet. <br /> b. Side yard; zero setback on lots 2 , 3 , 4 , 5, 6 , portion <br /> of 8 , 9 , 10; and west lot line of lots 1 and 11. East <br /> lot line of lots 1 and 11 shall have a 20 foot setback. <br /> c. Rear yard, 20 feet. <br /> 3 . The street configuration shall be as follows : <br /> a. Dedicated public right-of-way, 34 feet. <br /> b. Paved roadway of 23 feet, with rolled curbs, for a <br /> width of 26 feet, and with a turnaround right-of-way <br /> radius of 40 feet, and a paved radius of 36 feet. <br /> c. Sidewalks on both sides, concrete, 4 feet wide. <br /> d. Two 10-foot utility easements on each side of the <br /> road for utilities . <br /> 4 . That a grading plan be presented prior to issuance of <br /> construction permits showing the extent of clearing and <br /> trees to be removed. <br /> 5. That lot coverage by buildings shall not exceed 33% . <br /> 6. That a final conceptual landscaping plan and inventory <br /> of existing vegetation be developed prior to issuance of <br /> any construction permits . <br /> 7. That prior to issuance of construction permits for any <br /> activity or structures on the specific lots , the Planning <br /> Director shall review the site plan for compliance with <br /> setbacks, lot coverage, and preservation of vegetation. <br /> 8. Final approval of the PRD by Planning Commission and City <br /> Council shall also constitute preliminary plat approval, <br /> which permits construction after approval of public improve- <br /> ment plans. <br />
