Robeits <br />Director <br />The Everett Chevrolet property is zoned B-2, Community Business and requires Category <br />B landscaping to be provided (see rxhibit #1). These requirements aze reflected in Table <br />35-I of the Zoning Code (see Exhibit #2), which calls for Type III landscaping 10 feet in <br />widtf� along the street frontage. This same requirement is reflected in Section 35.080A of <br />the Code (Exhibit #3), again requiring a 10-foot wide landscaped area along the street <br />frontage. The Type III standazds aze included for your review (see Exhibit # 4j. <br />Initially this project involved the construction of a new car delivery building to keep <br />customers out of the weather when going over the £eatures on their new caz. The project <br />expanded over time to include an extensive remodel of Aie existing <br />showroom/maintenance building as �vell. Section 35.030B of the Everett Municipal <br />Code (see Exhibit #5), requires compliance with the current Code's landscaping <br />provisions, if you remodel or expand an existing use in an amount equal to or greater than <br />35 percent of the assessed value of the existing structure. <br />When it was discovered that this a�sessed value had been exceeded; Gerry Ervine oFmy <br />staff called Chris Perry, Project Manager with Barnes Construction, to try to come up <br />with a landscaping solution acceptable to the City. Chris had indicated that there were <br />improvements in place that would have to be eliminated or modified to accommodate the <br />landscaping and that these solutions were unacceptable to his client. I had a follow-up <br />meeting with Chris and Gerry on November 17, 1999, to go over landscaping options for <br />the site. It was determinec� that a Landscape Modification consistent with section 35.070 <br />of the Everett Municipal Code, could be processed to allow street trees at 30 foot <br />intervals along the street &ontage, with additional plantings to be located at the driveway <br />entrances to Evergreen Way. To date the Ciry has not received an application for this <br />landscape modification. An application is included for your use.
