INFORMATION FOR DEVELOPER: <br />Thc fotlowing infortnation is providcd for thc dcvcloper's bcnefit. Tl�csc arc not SEPA conditions. <br />All requirements are prcliminary in naturc, and arc based upon the prcliminaq� site plan and thc <br />ordinances in effect at time of submittal for SEPA revicw. The proposal must comply with all <br />ordinances in effect at the time a complete building permit applicntion is filed, including those <br />not specifically set (orth herein. (Exception: For vesting under the Zoning Code, pleasc refer to <br />Sxtion 44 of thc Zoning Codc). Contact thc Planning Dcpartruent for infamiation regarding <br />appeals processes for thc requirements listcd in this document. <br />Detailed drawings in accordance with city detign and construction standards shall <br />be submitted to the Public Works Department showing site parking layout. <br />Landscapin�, utilities, storm drainage, temporary construction erosion control, and <br />all required improvements in the public right-of-way. Public Works Department <br />approval of these drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved and warranted before the Occupancy <br />Permit is issued. <br />2. On-site detention of stormwater runoff from impervious areas may be required per <br />City standards if there will be an increase in the amount of impervious surface on <br />the site. <br />3. Treatment of stormwater runoff from the paved areas must occur, per City <br />standards, prior to discharge of the stormwater from the site or to a stream or <br />wetland. <br />4. This project is classi6ed as a redevelopment project. As such, the City allows <br />more flexibility than with new projects when designing and constructing <br />stormwater treatment facilities. On this site, either a baf�lo-type oiVwater <br />separator in series with a vegetated swale, or a wetpond by itsel£ will be required <br />ro treat stormwater runoff from paved surfaces. All treatment facilities must be <br />designed and constructed according to City standards. <br />5. When a vegetated swale is provided for treatment of storm water, a minimum of <br />10 feet of essentially flat �round must be provided between the swale and any <br />adjacent buildings. <br />6. Special charges for connection to the public sewer and water systems in <br />accordance with Ordinance 1171-85 and subsequent revision area applicable. <br />These charges are based on projected water usage and can be substantial. <br />Applicant is encouraged to obtain a copy of the Ordinance and deternune estimate <br />of charges prior to building permit application. The actual chazges shall be <br />computed by the Public Works Department per tlie ordinance in eftect at the time <br />and according to the information on the approved plans at the time of building <br />permit issuance. <br />
