7. Any gradin,,r/fill on this site shall be done so as to not impact the surrounding <br />properties. <br />8. A fire hydrant is required within 200 driving feet but not closer than 40 feet of <br />every swcture. <br />9. City streets are to be kept clear of d;rt and debris at al( times durin� conswction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Department. <br />] 0. To accommodate the needs of bicyclists a parking area and/or bicycle racks should <br />be provided. Potential parking areas for bicycies include designated areas next to <br />the building. <br />11. The utility connection charge that :s collected from all building permit applicants at <br />the time of building permit issuance will be increased by approximatefy 50% <br />ef%ctive July 13, 1994. The charge will again be increased by 50% effective <br />January 13, 1995. To avoid the higher utility connection charge a comple[e <br />building pernut application (including appropriate civil construction plans stamped <br />by a licensed engineer) must be filed with the Ciry's Public Works Department <br />prior to the effective date oFthe increase. <br />12. Parking must be per City Zoning Code and City Design and Construction <br />Standards and Spec�fications. A 3,048 square foot restaurant requires a minimum <br />of 30 pazkiug stalls are required. A�runimum of one handicap spaces must be <br />provided, <br />13. Placement and screening of refuse disposal azeas must be provided per Section <br />39.080 of the Zoning Code. One outdoor waste rece;tacle for each eight pazking <br />spaces is required. <br />14. Any rockeries or retaining walls proposed in required setback azeas must be in <br />confortnance with Section 39.150 of the 'Loning Code. <br />15. Rooftop mechanical equipment, including vents, must be screened per Section <br />39.040 of the Zoning Code. <br />16. No building setbacks are required from the front or sidc property lines. A ten foot <br />setback is required from the rear property line. Drive up windows shall not be <br />located wit;un 50 feet and drive up order placing stations shall not be located <br />within 100.feet of residential zones. Building height shall be a maximum of 35 <br />feet. <br />17. Landscaping must be provided per Section 35 of the Zoning Code. Ai a minimum <br />this must include the following: <br />a. A landscape strip a minimum of ten feet wide must be provided in the front <br />setback azea along Evergreen Way, except for the driveway. This area <br />shall be planted w�th Type JII landscaping. <br />
