14. Walkways must be provided, linking the structure with the public sidewalk. <br />15. Temporary erosion control measures for construction activity must be operational <br />prior to commencement of any clearing or earthwork. <br />16. Treatment of stormwater runoff from newly paved and redeveloped pave�i areas is <br />required in accordance with City standards. Given the existing nature of this siie, <br />and the type of redevelopment that will occur, in addition to the treatment options <br />given in the City's stormwater management manual, storm water may be treated in <br />an underground �vetvault with a dead storage equal to the 6-month, 24-hour storm <br />volume from the new and redeveloped paved areas. Or, a type of stormwater <br />treatment system known as "compost stormwater filter" may be used if it is <br />preceded by a pretreatment wetvault. T�e design flow for the stormwater filter <br />would be the 6-month, 24-hour storm flow. <br />17. All chemicals or products of a hazardous c� toxic nature that may be used or <br />stored on the site must be stored under cover and isolated from ihe storm drainage <br />system. <br />18. if vehicles or equipment will be washed and/or steam cleaned on this site, a <br />designated wash area must be provided for these activities. The area must be <br />covered, paved with Portland cement concrete, hydrologically isolated from the <br />storm drainage system, and must drain to the sanitary sewer through a baffle-type <br />oil/water separator. A discharge authorization from the City's Industrial <br />Pretreatment Program may be required for the connection to the sanitary sewer. <br />Wastewater from washing operat;ons my not be discharged to the storm system. <br />19. Lack of comment on the plans submitted with the application does not constitute <br />approval of these plans. <br />20. Parking must be per City Zoning Code and City �esign and Construction <br />Standards and Specifications. Parking must be provided at one space per 250 SF <br />of office space, one space per 300 SF of service area and 1 space per 1,OOJ of SF <br />of showroom. Accessible parking must be provided per Uniform Building Code <br />requirements. If the project is phased, pai king calculations must be provided only <br />for that portion of the project that the applicant is requesting permits. <br />21. Placement and screening of refuse disposal areas must be provided per Section <br />39.080 of the Zoning Code as follows: <br />Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br />family, commercial, industrial, and institutional developments and shall not be <br />located in a required front yard setback area, or street side setback area for corner <br />
