Where an alley abuts a lot, the garbage receptacles, dumpster, or recycle bin <br />shall be located adjacent to the alley. <br />All garbage dumpsters and recycle bins must be screened from view from the <br />street and from adjacent properties. This screening may be done using dense <br />vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />22. Any rockeries or reiaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. Rockeries over 36" in <br />heigl�t are not permitted in required setbacks. <br />23. Rooftop mechanical equipment, including vents, must be screened per Section <br />39.040 of the Zoning Code. <br />24. There are zero (0) minimum buiiding setbacks along Evergreen Way and both the <br />north and south property lines and a ten (10) foot building setback along the west <br />property line. The maximum building height is 35 feet. <br />25. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum <br />this must include the following: <br />a. A landscape strip a minimum of ten (10) feet wide must be provided in the <br />front yard setback area along the Evergreen Way street �rontage, except for the <br />driveways. This area shall be plarted wiih Type III landscaping. NOTE: Everett <br />Avenue is a Gate�vay Corridor and is subject to the landscape standards for <br />Gateway Corridor Streets. <br />b. A landscape strip a minimum of ten (10) feet wide must be provided along the <br />west property line abutting an R-1 zone. This area shall be planted with Type II <br />landscaping and the applicant must also install a sight obscuring fence as part of <br />the landscape treatment. <br />c. Landscaping in the interior of the parking lot shall be provided for the required <br />employee and customer parking stalls per Section 35.080.E. Calculations for <br />required parking (based on building gross floor area) and for required interior <br />landscaping must be provided on the plans submiited for Building Permits. <br />Landscape areas must be planted and located per Section 35.080E of the Zoning <br />Code. <br />If less than 50 parking stalis required, 17.5 sf of landscaping is required per stall. <br />If between 50 and 100 stalis required, use the formula: <br />35°/a x P x P= L square feet <br />P=# of parking spaces, L= required interior landscaping <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planniny Department per Section 35.100 of the Zoning Code. <br />6/� <br />
