CITY OI' EVERETT <br />NOTICE OF PLANIVING DIRECTOR DECISION <br />Review Process II N99-036 <br />Applicant: Lanna Thai Restaurantlrepresented by Steve Zamberlin <br />1255 Westlake Ave N <br />Seattle, WA 98109 <br />Proposal: The City of Everett Planning Department has recei�ed a request for a <br />comprehensive sign design proposal for the Lanna Thai Restaurant located at 7825 <br />Evergreen W2y. The proposal is the installation of a new freestanding sign structure <br />along the sites frontage on Evergreen Way. The restaurant is located within a shopping <br />center with multiple tenants and two existing freestanding signs. The City's Zoning Code <br />allows for the additional freestanding sign but typically requires a 150-foot separation <br />between sign structures. The new sign wouid have approximately 80-foot separation <br />between it and an existing sign on the �ite. <br />Section a6.210 of the City's Zoning Code ailows for an application to be made to the <br />Pl�nning Director for special consideration whereby deviations from the typical sign <br />requirements and restrictions may be permitted when an applicant proposes a <br />Comprehensive Design Plan to integrate signs into the framework of the building or <br />buildings, landscaping, and other design features of the property, utilizing an overail <br />design theme. A substantial remodel of the tenant space together with a total re- <br />design of the front building faCade and entrance into the restaurant is being <br />constructed. Substantial features have been incorporated into the re-desiqn of the <br />front fa�ade that give the restaurant a distinct Thai architectual look. The sign for the <br />restaurant has been designed so that it duplicates the buildings entrance fa�ade with <br />the same Thai architecture. <br />2. Whether the sign or siqns promote the planned land use in the area of the <br />The planned land use of the subject property and surrounding area is defined in the <br />City of EveretYs Comprehensive Plan as Mixed Use Commercial. The proposal is <br />signage for a new restaurant.
