(SEPA Earth, Land and <br />Shoreline Use Policies.) <br />2. Prior to issuance of any permits, the Applicant must pay a <br />traffic mitigation fee of S9,525 based on ITMQ No. 1670-89, <br />an4 based on the approved traffic study dated February 19, <br />1993. (SEPA <br />Transportation Policies) <br />5. Evergreen Way (Hwy. 99) is designated as a"Gateway" <br />corridor in the City's General Plan. The General Plan <br />states, "Because Everett wants to develop and promote an <br />attractive imaye, all entry corridors into the City should <br />be designatsd as °Gateways" and standards should be applied <br />to developments along such "Gateways" relating to building <br />design, landscaping, signaqe, outdoor storage and other <br />aesthetic considerations that will serve to upgrade <br />Everett's image." <br />(SEPa Land and Shoreline Use Policies: Aesthetics) <br />6. A landscaping plan must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. <br />The landsaaping plan must show location and dimensions af <br />required vegetated bio-swales, rockeries and retaining <br />walls, and gradinq at 2 foot interva].s, Irrigation systens <br />must be provided in all landscaped areas per Section 35.13G <br />of the Zoning Code.
