a. A minimum of 578 square feet of landscaping shall be <br />provided in the interior of the parking lot for the 33 <br />proposed parking stalls. Landscaping must be provided <br />per Section 35.080 E of the Zoning Code. <br />b. The 2andscape buffers between the parking lot fronting <br />Evereqreen Way and fronting adjacent C-1 General <br />Commercial zoned land shall meet the Category B, Type <br />III requirements of the Zoning Code (Table 35-1). <br />c. The applicant may apply for permission for up to one- <br />half of the landscaping area to be placed within public <br />right-of-way provided that the minimum width of the <br />planting area is at least ten (10) feet. The required <br />landscaping may be installed in public right-of-way <br />only when approved by the Public Works and Parks <br />Departments. Such landscaping on City right-of-way <br />shall be consistent with the City�s street tree proqsam <br />when applicable. <br />Plantings used to satisfy the requirements of Section <br />35.080.H may be placed on street riqht-of-way behind <br />the sidewalk line if the applicant provides the City <br />with a written rele�se of liability in a form which is <br />o^ceptable to the City Attorney for damages which may <br />be incurred to th� landscape area by public use of the <br />right-of-way and L•he landscape area is maintained by <br />the property ownex. <br />d. The landscape buffer fronting all property zoned R-1 <br />Single Family Deta�:hed Low Density shall meet the <br />Category B, Type Il: requirements of the Zoning Code <br />(Table 35.1). <br />e. street trees must be provided on Evergreen Way, with <br />�p�cies approved by rhe Parks Department.
