INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, including <br />those not specifically set forth herein Contact the Planning Department for information regarding appeals <br />processes for the requirements lister; in tl-' document. <br />1. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />2. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />3. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br />4. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding is <br />not practical due to weather or seasonal problems, the ground must be covered with mulch as directed <br />by the City Engineer. <br />5. Temporary erosion control measures for construction activity must be operational prior to <br />comroencement of any clearing or earthwork. <br />6. NFPA 13 sprinkler system is required unless structure is of Type I construction and complies as an open <br />parking garage. <br />7. NFPA 72 Fire Alarm System required. <br />8. This building will require a building permit from the City of Everett. <br />9. There are sanitary sewer mains in the vicinity of this work, which need to be located and marked, prior <br />to construction beginning. Sewer mains located in the proposed building footprint will need to be re- <br />routed. <br />11. Zoning and shoreline permit requirements will be addressed in the shoreline permit decision document. <br />12. The International Fire Code requires that all new structures shall provide Fire Department access roads <br />to within 150 feet of all portions of the ground floor. Fire Department access roads (Fire Lanes) shall <br />provide a minimum of 20 feet in width of unobstructed, paved driving surface with a minimum clear <br />heigPtt of 13'6". Inside turn radii must be 35 feet. Slope approach and departure angles must not <br />exceed 10 degrees. Fire lane grade must not exceed 15 percent. Fire lane construction must comply <br />with AASHTO H30 load capacity. Fire Lanes will be posted and maintained as required by the Fire <br />Department. <br />13. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every structure. Location <br />of the hydrant(s) shall be approved by the Fire Marshal. <br />14. An approved automatic fire detection system shall be provided as required by City Ordinance No. 1902- <br />92, Chapter 16.76, of the Everett Municipal Code. <br />Plans fcr such system shall be submitted to the Fire Marshal for review and approval prior to installation. <br />Submittal shall include cut sheets of all equipment intended for use.
