INFORMATION FOR DEVELOPER: <br />The foilov✓ing information is provided for the developers benefit. These are not SEPA <br />condition:s. All requirements are preliminary in nature, and are based upon the <br />preliminaiy site plan and the ordinances in effect at time of submittal for SEPA review. <br />The prop��sal must comply with all ordinances in effect at the time a complete <br />building permit application is filed, �ncfuding ihose not speciflcally set forth <br />herein. (E:cception: For vesting under the Zoning Code, please refer to Section 44 of <br />the Zoning Code). Contact the Planning Department for information regarding appeals <br />processes far the requirements listed in this document. <br />Detailed drawings in accordance wiih City Design and Construction Standards <br />shall be submitted to the Public Works Department showing site parking layout, <br />landscaping, utilities, storm drainage, temporary construction erosion control, <br />and all required improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any permits being <br />issued. All improvements shall be completed, approved, and warranted before <br />Occupancy permits are issued. <br />2. A structural building permit is required for the antennas and equipment <br />buildings. <br />3. The maximum height in the R-3 Zone is 35 feet (28 feet when located within fifty <br />(50) feet of single-family zones including the R-2 Zone). The Applicant must <br />obtain a variance in order to construct a 120 foot sieel monopole. <br />4. The Applicant must provide a minimum of iwo (2) on-site parking stalis for the <br />proposed antennas and equipment shelters. <br />5. Building setbacks must be a minimum 20 foet front yard, 5 feet side yard and 20 <br />feet rear yard. The Applicant must also comply with Section 39.040 A.1 of the <br />Everett Municipal Code which requires that antennae shall not exceed the <br />horizontal distance between the base of the antenna and the nearest prooerty <br />line. A variance is required for any setback deviations. <br />6. Prior to lhe issuance of Building Permits and/or Pubiic Works Permits, the <br />applicant must submit a detailed site plan showing the location, size, nature of <br />outdoor equipment; and a landscaping plan showing the location, species, <br />number and size of plant materials used to screen the structures and promote <br />compatibility wiih abutting residential properties. Plans should also inc�ude <br />design features which conceal and/or camouflage the proposed antenna in order <br />to mitigate the aeslhetic impacts along the I-5 corridor and surrounding <br />residential land uses. Also Section 35.090 of the Everett Municipal Code <br />requires a minimum ten (10) foot landscape strip on lots abutting the I-5 right-of- <br />way. Said landscape strip shall be planted to Type II landscape standards. <br />Access - The Uniform fire Code requires that all new structures shall provide <br />Fire Department access roads to within 150 feet of all portions of the ground <br />floor. Fire Department access roads (Fire Lanes) shall provide a minimum of 20 <br />feet in width of unobsiructed, all-season driving surface with a minimum clear <br />�� <br />
