Thank you for expediting your review comments.
Attached are two complete new sets of drawings reflecting the corrections requested.
NON STRUCTURAL
General
1. We concur when using Area Separation Walls(ASV1the yards for this building
would be based oonly two side separation and a 1.Sx allowable factor for the area
increase. In order comply with the maximum 54,000 sq. ft. maximum we have move
the ASW to grid line J. This revision allows for less than 54,000 sq. ft.on the east
building the larger of the two. See the revised floor plans and the revised allowable
area calculation on A-0.1.
2. Mechanical rooms, elevators, and stairs were not used in the revised area
calculations on sheet A-0.1.
3. Per our discussion on 9/9198 you agreed this parapet wall is not required, due to
exception#4 in UBC section 709.4.1,which allows for no parapet wall if the roof is
comptetely of non combustible construction,as is our roof assembly.
4. A UL listed smoke detector will be placed at each elevator door that when activated
wll prevent the door from opening and recall the elevator to the respective loading
dock floor. (First floor on the west building, Basement level on the east floor. See
flcor plan notes.
Occupancy ,
1. The office is a B occupany, the cover sheet has been revised.
2. As you have noted, the office occupancy is less than 25%of the storage o:cupancy,
theretor we will not provide an occupancy separation. See the floor plan revisions.
3. Per our discussion on 9/9198, our mini storage use does not hmclion like a
conventional warehouse occupancy. The maximum number of employezs will not
exceed 4 and the customers that visit the site do not arrive in significant numbers " ^
. :..,.,,.1;t:
simultaneously to warrant separate sex washrooms. As I noted, I have been involved
in the design of many multi-story mini storage facilities and have never been subject aaoi s,.a nM
to this interpretation. A uni-sex toilet is consistentwith the code requirements in swe,aos
,wano
Section 2902.3 paragraph 1 for B and S occupancies with less than 4 empioyees. veiz a3z
IEl 206-h11A52P
FAti 70tr441-791'
