a) Multi-family developments and mixed-use residential developments shall be per category landscape <br /> categoryA standards,see EMC 19.35. <br /> b) Permitted non-residential uses shall be per category landscape category B standards,see EMC 19.35. <br /> c) Single family and duplexes shall be per category landscape category E standards,see EMC 19.35. <br /> 2) For developments with residential uses all street-facing elevations must have landscaping along any <br /> exposed foundation.The landscaped area may be along the outer edge of a porch instead of the <br /> foundation.This landscaping requirement does not apply to portions of the building facade that provide <br /> access for pedestrians or vehicles to the building.The foundation landscaping must meet the following <br /> standards: <br /> a) The landscaped area must be at least three feet wide. <br /> b) There must be at least one shrub, per specifications in EMC 19.35.055(B),for every three lineal feet of <br /> foundation. <br /> c) Ground cover plants, per specifications in EMC 19.35.055(C)(2), must fully cover the remainder of the <br /> landscaped area. <br /> 3) All developments shall utilize one of the following screening methods in side or rear yards where there is <br /> no alley present: <br /> a) Provide at least five feet of Type Ill landscaping(as defined in EMC 19.35.050) between the building <br /> and the property line. <br /> b) Per recorded agreement with adjacent property owner, provide a low landscaped hedge at least <br /> three feet wide between the building and the property line.The hedge shall include at least one <br /> three-gallon shrub for every three lineal feet. <br /> c) Provide a solid wood fence or masonry wall, or combination of wood and masonry,six feet in height <br /> and located along the property line. <br /> d) Other treatments that meet the intent of the standards as approved by the planning director.
