11. All axposed ground must be reseeded within 30 days of the completion ot construction. If <br />reseeding is not practical due to weather or seasonal probtems, the ground must be covered <br />with mulch as directed by the City Engineer. <br />12. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or eaAhwork. <br />13. Landscapirg must be provided per Section 35 of the Zoning Code. At a minimum this must <br />incl.;de landscaping in ihe interior of the parking lot and along the Broadway Street irontage as <br />stiown on the Landscape Plan, dated April 7, 2011. <br />14. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must show <br />locetion and dimensions of required vegetated swales, wetponds, detention ponds, rockeries <br />and retaining walls, and grading at 2 toot intervals. Irrigation systeme must be provided in all <br />landscaped areas per Sectfon 35.130 of the Zoning Code. A 2-year maintenance assurance <br />device must be provided for the Iandscaping per Section 35.130B of the Zoning Code. <br />Fire Department Commenta <br />1. Access - The International Fire Code requires that all new structures shall provide Fire <br />Department access roads to within 150 feet exterior walking distance of all portions of the <br />ground floor. Fire Departmenl access roads (Fire Lanes) shall provlde a minimum oi 20 feet in <br />width of unobstructed, paved driving suriace, exclusive o` shoulders, with a minimum clear <br />heigh �f 13'6". Inside turn radll must be 36 feet. Outside turn radii must be 56 feet. Slope <br />apprc :h and deparlure anglea must not exceed 6 degraea. Fire lane grade must not <br />exceed 15 percent. Fire lane constructfon must comply with AASHTO H301oad capacity <br />(74,000 gvw).
