INFORMATION FOR DEVELOPER: <br />The foilowing information is provided for the developer's benefit. These are not SEPA conditions <br />but are associated with other laws or reqwrements. All requirements are preliminary in nature, <br />and are based upon the preliminary site plan and the ordinances in effect at the lime of <br />submittal for SEPA review. The proposai must comply with all ordinances in effect at the <br />time a complete buiiding permit application Is filed, including those not specifically set <br />for herefn. (Exception: For vesting under the Zoning Code, please refer to Section A4 of the <br />Zoning Code). Contact the Planning Department for information regarding appeals processed <br />for the requirements listed in this document. <br />1. A Public Works Permit is required for this project. Detailed drawings in accordance wilh <br />City Uesign and Construction Standards shall be submilted !o the Public Works Department, <br />showing site parking layout, landscaping, utilities, storm drainage, temporary canstruction <br />erosion control, and all required improvemenis in ihe public right-of-way. Public Works <br />Department approval ot these drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved, and warranted before the Occupancy Permit is <br />issued. <br />2. Parking must be per City Zoning Code end City Design and Conslruction Standards for <br />Development. <br />3. City of Everett Traffic Engineering sta(( will allow a Traffic Mitigation Fee credit of $75,148 <br />(33.72�J kSF x$2,228/kSF) to apply to future EvCC campus development. TraHic Engineering <br />will track and administer the application of ihis credit. <br />4. No changes to site access are permitted as a part of this project. Acceptable as shown. <br />5. Check stall length and aisle width for proposed new parking area. <br />6. Stormwater from the site shall be managed in accordance with the Public Works <br />Policy #1-11 <br />7. City sireets are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cteaning must occur as directed by lhe Public Works Inspector. <br />8. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted per Design and Construction Standards and Specifications for Devetopment. <br />9. Any broken or damaged sidewalk shall be repairedlreplaced per the City Public Works <br />Inspector. <br />10. Soil compaction testing shall be performed throuyliout the conslruction of the public street <br />and utilities. Density curves shall be submitted to ihe Public Works Depariment prior to permits <br />being issued (or any aspect of the project. All work performed by the geotechnical engineer or <br />testing lab shall be reported directly to the City Public Works Inspector before covering work can <br />be continued by ihe contractor. Daily reports shall be kept by the soils investigatorltester and <br />submitted to ihe Public Works Inspector wilhin 24 hours. <br />
