1 3 . Streets and rights-of-way shall be provided in <br /> 2 accordance with City standards unless the City <br /> 3 Engineer shall approve a lesser requirement based <br /> 4 on projected demand. In no event shall the right- <br /> 5 of-way or private easement be less than 30 feet <br /> 6 nor the improved street or private road be less <br /> 7 than 20 feet. <br /> 8 <br /> 9 D. Parking Requirements <br /> 10 <br /> 11 1. Parking spaces shall be provided in accordance with <br /> 12 Chapter 19 . 04 . 190 . <br /> 13 <br /> 14 a. Exception <br /> 15 The number of parking spaces may be reduced <br /> 16 if the applicant presents data justifying the <br /> 17 reduced spaces . When a reduction in developed <br /> 18 parking spaces is granted, there shall be an <br /> 19 area reserved for future parking spaces to be <br /> 20 developed if a project undergoes a change in occu- <br /> 21 pancy (for example, from senior citizens to <br /> 22 young adults) which increases the parking <br /> 23 needs of the residents. <br /> 24 <br /> 25 2. Parking areas shall be arranged so as to prevent <br /> 26 through traffic to other parking areas. <br /> 27 <br /> 28 3. Parking areas for more than ten vehicles shall <br /> 29 be screened from adjacent structures, roads, and <br /> 30 traffic arterials with hedges, dense planting, <br /> 31 earth berms, changes in grade or walls. <br /> 32 <br /> -10- <br />
