1 B. Open space may be provided to achieve preservation <br /> 2 of any unique or natural site amenities. Such <br /> 3 areas might include unusual rock outcroppings, <br /> 4 groves of trees, ravines, ponds, and streams, and <br /> 5 are aimed at enhancing the PRD project. <br /> 6 <br /> 7 C. Provision shall be made for perpetual maintenance <br /> 8 of any common open space. (i.e. home owners <br /> 9 association) . <br /> 10 <br /> 11 C. Preservation of Site Amenities <br /> 12 <br /> 13 1. Existing trees and other natural and unique features <br /> 14 shall be preserved wherever possible. The location <br /> 15 of these features must be considered when planning <br /> 16 the open space, location of buildings, underground <br /> 17 services, walks, paved areas, playgrounds, parking <br /> 18 areas, and finished grade levels. This shall be <br /> 19 demonstrated to the Commission by submission of <br /> 20 an inventory of the natural and unique features <br /> 21 of the site, including all trees over 6" in diameter <br /> 22 to be removed or retained, excluding alder. <br /> 23 <br /> 24 2. The Commission shall inquire into the means whereby <br /> 25 trees and other natural features will be protected <br /> 26 during construction. Excessive site clearing of <br /> 27 top soil, trees and natural or unique features <br /> 28 before the commencement of building operations <br /> 29 shall be discouraged by the Planning Commission. <br /> 30 <br /> 31 <br /> 32 <br /> -12- <br />
