Stair#3 <br /> Stair#3 does in fact not exit directly out of the building through a protected <br /> enclosure. CeRain aspects of the IBC take in to account the difficulty of this <br /> existing condition. <br /> Correcting the existing condition would in effect severe the building in half <br /> prevcnting any co�nection between the Lobby and the Ballroom. Such an ' <br /> alteration meets the definition of"Technically (nfeasible" per IBC 3402.1 i <br /> Additionally, IBC 3403.l states that portions of the structure not altered and <br /> not affected by the alteration are not required to comply with the code <br /> requirements for a new structure. <br /> Finally, none of the work proposed in this project decreases the safety of thc <br /> existing structure. � <br /> Work that is proposed to mitigate this situation includes: <br /> a. Replacement of the entire fire alarm system throughout the building. <br /> b. Replacement of all finishes throughout the building to current code <br /> flame and smoke standards. <br /> c. Replacement of all of the doors and hardware in the exit vestibule of <br /> Stair#3 with code-complying 1-1/2 hour rated door assemblies. <br /> d. Replacement of the occupancy separation doors located in the <br /> Ballroom Prefunction Corridor(door#33). Under IBC, this <br /> occupancy separation is no longer required, however we have elected <br /> to retain the separation and upgrade it by replacing the doors and <br /> hardware in order to separate thc egress route from Stair'13 to the <br /> point of discharge from the building from the rest�f the building. lt <br /> should be noted that the Icngth of egress not contuined in the enclosure <br /> measures 12 ft. and that the exit is cicarly visible from the stair <br /> discharge. <br /> c. Relocation and replacement of door#34, indenting it so that the door <br /> swing doe• not extend in to the exitway of the Prefunction Corridor. <br /> 7. Additional exit at Pool <br /> See A3.1. A second exit was added. Maximum occupant load signs will be <br /> posted in all A occupancy areas and will be included in a subsequent signage <br /> packagc. <br /> 2 ■ <br /> � <br />
