Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2015 International Building Code (IBC), as amended by the State <br /> of Washington and adopted by the City of Everett. The current IBC referenced standard for <br /> accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). <br /> Federal ADA regulations and standards may be more restrictive. All required submittals must be of <br /> sufficient detail and information to ensure that the proposed structure will be constructed in <br /> compliance with all adopted codes. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. All revisions require the person delivering the <br /> drawings to replace the revisions into the two sets here at our offices. For significant <br /> revisions, or if the revisions are coming directly from a document printing facility, <br /> please make arrangements with them to print and deliver two replacement sets. <br /> Structural <br /> 1. It appears that the concrete wall piers are contributing lateral resistance to the structure. <br /> Please provide the seismic coefficient calculations for the structure in each direction, for <br /> each lateral force resisting system used. Please list the R-factors, Overstrength factors (0), <br /> Cd-factors used in the structure as well as the governing base shear in each direction per <br /> IBC 2015 1603.1.5. Also, see ASCE 7-10 Sec 12.2.3.3 for horizontal combinations of lateral <br /> systems. <br /> 2. On Sheet LP 1.0 and elevation 1/A1.1, please describe the load path and detailing required <br /> to resolve out-plane-forces generated by the new full height brick wall and in-plane in the <br /> orthogonal directions.
