IFjenginee <br /> The site topography of the field is relatively flat,sloping from southwest to northeast at an <br /> approximate 1.6%grade.North of the field,topography follows the road slope of 38th Street, <br /> sloping west to east at about 2%.To the east of the field, outside of the field footprint,there are <br /> steeper slopes of about 20%. <br /> Based upon the Natural Resources Conservation Service(NRCS)web soil survey map,the site <br /> soils within the project area consist mainly of Urban Land(fill). Refer to Figure 2—Soils Map for <br /> more information. <br /> MINIMUM REQUIREMENTS <br /> According to the City of Everett SWMM,a"redevelopment"is defined as a project site that has <br /> 35%or more of existing impervious coverage.The existing impervious surface coverage for the <br /> project area was delineated within AutoCAD using an aerial image for the property. Impervious <br /> surfaces included existing building roof areas,all paved surfaces,track surfacing,and bleacher <br /> areas. Refer to Figure 3—Existing Impervious Coverage. The existing impervious coverage for <br /> the total site was determined to be approximately 63.7%. Thus,the project is considered to be a <br /> redevelopment.
