�� Village by the Lake Condominiums (8382) � Febr�ary 26, 2013 <br />� ,,,,, <br />,,,,, Emergency Scope of Repair <br />111UIIIi �IISIlI1AIS IIC. <br />EXECUTIVE SUMMARY � � �j1� � ��C� .—�,��� `L'����`i�-- �' � <br />The following is a brief summary of the targeted scope of repair for moisture damaged decks at Villac�e by the <br />Lake Condominiums, located at 820 E Cady Rd Evereit, WA. This 1979 residential complex has 143 units <br />in �9) three story buildinc�s. The complex also has a club house. An investigation performed on September <br />25'h-28'h, 2012 revealed structural and waterproofing deficiencies on several of the decks. This Scope of <br />Repair has been prepared to provide necessary reparations to the failing deck structures. <br />This Scope of Repair is meant to provide a general understanding of the work, and to allow the General <br />Contractor to fulfill repair requirements. The repair scope is limited to the specific areas described. It does not <br />address unforeseen conditions that may exist on this condominium complex. <br />�2 Building Consultants recommends owners representation and periodic observation of construction for <br />compliance with these Scope of Repair documents. The cost for this service shall be the responsibility of the <br />Owner. Any cost to correct non-conforming work (as determined by,J2 Building Consultants) installed by the <br />Contractor shall be the responsibility of the Contractor. <br />The Contractor shall visit the site and verify all dimensions and existing conditions including access to the work, <br />power requirements, staging, and material storage and disposal. Contractor shall provide a cost estimate <br />based on this Scope of Repair and Drawings included in this document. <br />During construction, the Contractor shall provide submiitals, RFI's change order proposals and pay applications <br />as typically required during the course of work of this project. <br />SCOPE OF REPAIR DESCRIPTION: <br />Scope of work is limited to nine (9) specific deck areas requiring emergency repairs. Following are the Unit <br />numbers where deck rehabilitation is required: <br />1. A302 <br />2. B301 <br />3. B304 <br />4. C304 <br />5. D201 <br />6. E304 <br />7. F201 <br />8. G302 <br />9. �201 <br />10.�206 <br />The decks have been determined to be structurally compromised due to water intrusion at adjacent wall areas <br />and through the vinyl sheet membrane. As generally described in aitached drawings, the repair work will <br />involve the replacement of cladding materials, deck sheathing and application of new waterproof inembrane <br />LIMITED SCOPE OF REPAIR 1 <br />
