In addition, please provide pricing for installation of new aluminum picket rail assembly. <br />If additional damage is discovered at the deck to wall, deck to building or other framing areas, the contractor <br />is to replace with like kind materials per the following repair guidelines. <br />Typical Deck Demolition <br />The contractor shall remove and store all deck railings in safe location. Existing railings are to be replaced <br />following deck repairs. The contractor shall be required to secure each deck repair location so as to prevent <br />any incidental access at sliding glass doors. <br />For full guardrail replacement option: Remove existing picket rails, caps and dispose for wood recycling. <br />2. Remove and dispose deck membrane and sheathing. <br />3. Inspect existing deck framing for damage and remove all wood decayed members from the building. <br />4. Remove three (3) courses of lap siding at deck to wall areas and around slidinc� qlass door to expose <br />underlying weather resistive barrier (WRB) and wall sheathing. <br />5. Remove Slidinc� Glass Door in preparation for new door flashing and framinq repair. Clean and save for <br />re-use. <br />6. Remove siding at exterior wall locations to allow for new deck flashing integration. <br />7. Identify any areas of water damage and rot. Contact consultant if areas require extensive repairs. <br />8. Remove all wet and unsalvageable building materials from the site. Completely dry affected areas. <br />Spray Bora-Care with Mold-Care according to the application directions on all structural wood and <br />cellulose building materials, including sheet rock. Allow to dry before rebuilding. <br />Typical Deck and Sliding Glass Door Repairs <br />1. Make deck and framing repairs as needed in order to remove all wood decay from building. Replace <br />wall framing with like kind material and deck framing with 2x10 Hemfir #2 or equivalent. If ends of <br />cantilevered rim joists are decayed or are spliced from previous repairs, the entire member shall be <br />replaced. Framing hardware and fasteners shall be HDG. <br />2. Verify that deck ledgers are aitached with wood screws or lag screws. Minimum requirements are (2) <br />3/8" lags @ 16" o.c. Lags require a minimum of 3" embedment. Assume 4.5" for bidding purposes. <br />3. Deck column to rim joist/beam above shall be with (2) 5/8" diameter through-bolts and not lag bolts. <br />Minimum spacing to be 4.5", minimum top edge distance of joist to be 2.5". <br />4. Deck column bases when connecting to wood deck below shall have a positive aitachment. This can be <br />done with a Simpson BC4 half base with wood screws to framing below, (2) Simpson H2.5 or LSTAI 2 <br />straps to post below. <br />5. Confirm deck is sloped adequately. Apply new 23/32" APA Exposure 1 ACX or marine grade, 40/20 <br />min. plywood sheathing with lOd nails at 6" o.c. panel edges and 12" field. Long dimension to be <br />perpendicular to framing and end joints staggered. <br />LIMITED SCOPE OF REPAIR 2 <br />
