Finding: The applicants are proposing to construc: a ] ,251 square <br /> £oot addition to the ezisting 12,400 squa:e foot medlcal <br /> clinfc at 4310 �olby Avenue. If ezpanded as proposed, <br /> the clinic would need to provide 68 park7tig spaces in <br /> order to comply with the requirements of the City of <br /> Eve:ett Zoning Code which requires 1 Parking space for. <br /> every 200 square feet of groas f'_?or area for medical <br /> clinics or medical office buildings. <br /> The site preaenily has 63 parking 3paces. Based on its <br /> current size (prior to the proposed ezpansion) the <br /> parkfng requ�rement per code ia 62 spaces. Thus, a <br /> �urplu: o£ 1 parking apace now exists. <br /> 1�o previous variances liave Ueen applied for by thfs <br /> medical clinic and both have been granted by the Board ot <br /> AdJustment. In October of 19�9, rrhen the clinic was <br /> scheduled r.o be built, a variance to allow 62 off-street <br /> parking spaces rather than the 81 required by Code was <br /> granted by the Board. The 81-space requirement was based <br /> on a facility that was to be 16,200 square feet in size. <br />
