fiowever, the ctual ;ize of the constructed clinic was
12,40U square fcet :is several of the doc[ors who aere
expec[ed to occupy ;pace in the huilding did not
particigate and therefore, the size of the ar.tual cllnlc
was saaller than orip,inally planned.
In March oE 1983, ,ahen a 4,000 square foot exp:.nsion was
planned by the clfnic, tne IIoard of Adjustment ranted a
variance to allow 64 parking spaces instead of the f32
spaces that aould be required by Code. Yowever, the
expansion did not occur and the medtcal clinic remained
at 12,400 square feet.
The purpose of the proposed expansion Ss to increase the
size of one of tlie six offices in the bu?ldir.g to provide
rore storage ;tnd additional volume f.or current
employees. Specifically, a ]arger waiting room, a lunch
room, a compur.er room, and storage space are planned.
The expansion is not desip, ned to brfng another practice
to the ciinic.
! The majority of the doctors prac[lcing in this building
are involved in highly speciali2ed form of inedicine.
Exhibit 4 of tftis Staff Report lists the building's
occupants:
1. Doctors Spencer, Vandree, Cramer, and Holle are
intensivlsts Nho's work takes them almoat entirely
to the hospital where they take care of very slck
patients.
2. Dr. Smith acts as a conaultant in pulmonary
diseases and his practice is largely given to the
disability asaessment oE patienca with chronic
pulmonary diseases.
3. Dr. Cooper and Dr. Stack are urologiats who apend
considerably less than half-time in the7r offlce
seeing patiente.
4. Objective Medical Asaeasments will see an average
of 10 patlents per day.
5. 1)r. Reichman, a Family Practfce doctor, averages 30
liours per week in the affice.
6. D. Salama's office is not rented or occupied at
thi time.
For those doctora currently using 4310 Colby (exclud7ng
' Obective Medical Assessments) the average hours per week
in the office 7s approximately 15.
b. Conclusion: There are excepCional circumstancea applying to thia
property. All but ene of [he doctors practicing at this
time are involved in highly special.ized me!icfne. Their
work takes them out of their offices and reduces the need
for on-site parking since the doctors are not involved in
seein a high volume of patients at 4310 Colby.
-z-
