Pr4pr �nd(hin'Air owl- <br /> PUBLIC WORKS <br /> kelfAJvfle/t- <br /> MEMORANDUM <br /> TO: Riverside Business Park-Lots 2 & 4 Project Team <br /> FROM: Sabrina Fandler, Engineering/Permit Services <br /> DATE: 11/22/2016 <br /> SUBJECT: PreApp16-051Comments from Public Works (Engineering/Permit Services) <br /> PROPOSAL: Manufacturing, Distribution, and Office buildings on Lots 2 & 4 of Riverside <br /> Business Park. <br /> LOCATION: Riverside Rd-Building addresses to be determined at permitting. <br /> The following comments have been made based on a review by the Engineering/Permit Services <br /> Division of preliminary pre-application materials for the purpose of a Pre-Application meeting only. <br /> All comments, conditions, and suggestions made below or in the Pre-Application meeting are <br /> preliminary only and may change once the project is in formal review after an application has been <br /> submitted. The following comments may only be a partial collection of notes, and additional <br /> comments may be made verbally in the Pre-Application meeting. <br /> 1. Construction permits, inspections and final approvals are required for this project from City of <br /> Everett Permit Services. <br /> 2. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion and sedimentation control, and all required improvements in the public right-of-way. <br /> Public Works Department approval of these drawings is required prior to any permits being <br /> issued. All improvements shall be completed, approved and warranted before the Occupancy <br /> Permit is issued/final approval is granted. <br /> 3. Contact the City's Stormwater reviewer with questions while preparing plans for permit review <br /> (Jane Zimmerman: JZimmerman@everettwa.gov). <br /> • The City will be adopting new stormwater standards to be effective on January 1, 2017. <br /> • Stormwater shall be managed in accordance with the Stormwater Site Plan (Comprehensive <br /> Hydraulics Report) for the Port of Everett Riverside Business Park stamped and signed by <br /> Hugh Kuyper on 10/19/2016 and applicable City stormwater management standards. This <br /> report was approved by the City's stormwater reviewer, Jane Zimmerman on 10/24/2016. <br /> • The stormwater runoff treatment system for the site shall be designed to treat stormwater in <br /> accordance with City standards for a downstream tailwater elevation in the Snohomish River <br /> equal to the MHHW elevation, plus one foot. <br /> Page 1 of 3 <br />
