r <br /> 3 <br /> PUBLIC WORKS <br /> • The stormwater conveyance system on the site shall be designed to meet City standards for a <br /> downstream tailwater elevation in the Snohomish River equal to the base flood elevation. <br /> • The applicant should be aware of the existence of the 6/10/2014 Riverside Business Park <br /> General Transfer Agreement between the Port of Everett and the City of Everett. <br /> 4. This project is subject to Transportation Mitigation in accordance with Ordinance 3389-14 <br /> (codified as EMC 18.40) and subsequent revision. Applicant is encouraged to obtain a copy of <br /> the Ordinance and determine applicable mitigation fees and/or other requirements prior to <br /> building permit application. The actual charges and requirements shall be as per the information <br /> on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. You may contact the Traffic Engineering Department for an estimate only of Mitigation <br /> Fees (Michael Brick: 425-257-7790,MBrick@everettwa.gov). Estimate provided=$474,960.00. <br /> 5. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 3095-08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges <br /> are based on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to building permit application. <br /> The actual charges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time and according to the information on the approved plans at the time of building <br /> permit issuance. <br /> o System development fees will be based on the use of the space. Manufacturing is <br /> based on number of employees and office is based on area (sf). Once this <br /> information is provided, an estimate of system development fees can be <br /> calculated. Fees increase on January 1st of each year and final fees are calculated <br /> and due upon permit issuance. <br /> 6. Fire hydrants must be no closer than 50' from the buildings and no greater than 200' from the <br /> buildings. <br /> 7. If this site has corrosive soils, it is recommended that HDPE pipe is used with typical DI pipe <br /> sizing for the water mains. <br /> 8. All water mains shall be staked with an easement to the City of Everett. The easement shall be <br /> 5' on one side and 10' on the other side. <br /> 9. For all manufacturing and office use, an PRBA must be installed at the premise. Buildings with <br /> plumbing over 30' in height must have a DCVA at the premise. <br /> 10. DCVA required on premise for irrigation. <br /> 11. DCDA required for fire service. <br /> 12. Ideally, the water main connection should move to the north side of the property to tie into the <br /> end of the existing 8"water main where there is a blowoff. <br /> 13. The existing water service called out to be reused does not appear on City's GIS information. <br /> The City will check to see if this service exists. <br /> Page 2 of 3 <br />
