FINDINGS AND DECISION <br /> OF THE HEARING EXAMINER OF THE <br /> CITY OF EVERETT <br /> IN THE MATTER OF THE APPLICATION <br /> OF LATITUDE DEVELOPMENT, LLC FOR <br /> APPROVAL OF A SHORELINE SUBSTANTIAL <br /> DEVELOPMENT PERMIT; SMA#16-012 <br /> LANDSCAPE MODIFICATION; AND REVII #16-022 <br /> BINDING SITE PLAN BSP #16-004 <br /> SUMMARY OF DECISION: A Shoreline Substantial Development <br /> Permit, a preliminary binding site plan and <br /> landscape modification are granted for <br /> development of lots 2 and 4 of a previously <br /> approved business park at 400 Riverside <br /> Road, Everett, Washington. The approval is <br /> granted subject to the listed conditions. <br /> INTRODUCTION <br /> Latitude Development, LLC (Applicant) requested approval of a Shoreline Substantial <br /> Development Permit (shoreline permit), a preliminary binding site plan and landscape <br /> modification for a project at 400 Riverside Road (lots 2 and 4 of the Riverside <br /> Business Park) in the City of Everett, Washington. The proposal involves <br /> construction of two light industrial buildings that would be 90,700 square feet and <br /> 98,100 square feet and supporting parking for the two buildings. The proposal <br /> includes an application for a two-lot binding site plan and a request to reduce the <br /> width of the landscaping along the interior property lines from the 20-foot standard to <br /> ten feet. <br /> A hearing on the request was held before the Hearing Examiner of the City of Everett <br /> on March 9, 2017.
