Detailed drawings in accordance with CiYy Design and Construction Standards shall be <br />submitted to the Public Works Department showmg site parking layout, landscaping, <br />utilities, storm drainag^, temporary construction erosion control, and all required <br />improvements in the public nght-of-way. Public Works Department approval of these <br />drawings is required pnor to any permits being issued. All improvements shall be <br />completed, approved, and warranted before Occupancy permits are issued. <br />2. Special charges for connection to the sewer and water systems in accordance with <br />Ordmance 1171-85 and subsequent revisions are applicable. Those charges will be <br />increased by approximately 50°lo effective July 13, 1994. The charges will again be <br />increased by 50% effective January 13, 1995. To avoid the higher ut�hty connection <br />chazges, a complete building permit application (including appropriate civil constniction <br />plans stamped by a licensed engmeer) musts be filed with the city's Public Works <br />Department prior to the effective date of the increase. <br />3. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City <br />Design and Construction Standards and Specifications. <br />4. A demolition pcc.nit is required for the removal of the existing building. Contact Puget <br />Sound Air Polluhot► Control Agency for information on controlling asbestos. <br />5. A performance guarantee is required for public improvements for a amount not less than <br />120% of an approved engineers estimate in accordance with Section l-G.2 of the City of <br />Everett Design and Constroction Standuds and Specifications. <br />6, Warranty guarantees will be required at the time of final acceptance of the public <br />improvements and/or improvements required by city ordinance m accordance with Section <br />1-6.2 of the City of Everett Design and Construction Standards and Specifications. <br />� Sprinpkler0 din� ce.�Both firetalarm sysBtemdand sprinkler sy tem are requi ed. <br />8. City streets and alleys aze to be kept clear of dirt and debris at all times during the <br />construction. Dust suppression and street cleaning must occur as directed by the Public <br />Works Inspector. <br />9. Any broken or damaged sidewalk shall be repaired/repiaced per the City Public Works <br />Inspector. <br />10. Transportation Services has the following comments regarding the proposed project: <br />Everett Transit Route #7 - Evergreen serves Evergreen Way with connections to the <br />downtown Everett and the Everett Mall. The nearest bus stop is located within walking <br />distance; near the NW intersection of 7th Avenue and Everett Mall Way. <br />The preliminary site does show sidewalks on Everett Mall Way as well as sufficient <br />pedestrian access to the site such as the direct connection from the building entrance to <br />Everett Mall Way. In addition, the proposed land use is oriented towazds transit service <br />as the building is located close to a bus route and pedestrian access connects the building <br />to the street. <br />
