In order to accommodaie the needs of. bicyclists, Transportation Services recommends <br />that the proponent provide parking areas and/or bicycle racks for five(5) bicycles. <br />Potential parkmg areas for bicycles mclude designated areas next to the building. <br />11. Parking must be per City Zonin�; Code and Design and Construction Standards and <br />SpeciScations. For the proposed 20,000 squzre foot retail building, a minimum of 66 <br />stalls are required. <br />12. Placement and screening of refuse disposal ueas must be provided per Section 39.080 of <br />the Zoning Code. <br />13. Rooftop mechanical equipment, inc!uding vents, must be screened per Section 39.040 of <br />the Zoning Code. <br />14. The building must have a minimum ten (10) foot reaz yard setback or twenty-five (25) feet <br />when abutting residentially zoned property. <br />15. Bui��ing height shall be a maximum of thirty-five (35) feet. Please see Section 21.020 of <br />the Everett Zomng Code for additional standazds pertaining to building height in the Cl-R <br />Zone. <br />16. Lan.dscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: ;�'� <br />a. A landscape strip a minimum of ten (10) feet wide must be provided in the front yard <br />setback area along the Everett Mall Way frontage, except for the driveway. This area <br />shall be plan+.ed with Type III Iandscaping. The wetpond proposed in the landscape <br />setUack area �annot displace the required landscaping (trees at 30' on center). <br />b. A landscape strip a minimum of five (5) feet wide must be provided in the sideyazd <br />setback area along the east property line, except for the driveway. This area shali be <br />planted with Type III landscapmg. <br />c. A landscape strip a minimum of five (S) feet wide must be provided along the west <br />property line. This azea shall be planted with Type III landscaping. <br />d. A landscape strip a minimum of fifteen (15) feet wide (Type II landscaping) or ten (10) <br />feet wide (Type I landscaping) must be provided in the rear yard setback area. <br />e. A minimum of 1,632 square feet of landscaping shall be provided in the interior of the <br />pazking lot for the 74 parking stalls. Landscapmg must be provided per Section <br />35.080E of the Zoning Code. <br />f. Prior to issuance of any permits, landscaping plans mast be reviewed and approved by <br />the Planning Department per Section 35.100 of thc Zoning Code. The landscaping <br />plan must show location and dimensions of required vegetated swales, wetponds, <br />detention ponds, rockeries and retaining walls, and gradmg at 2 foot intervals. <br />Irrigation systems must be provided in all landscaped areas per Section 35.130 of the <br />Zomng Code. A 2 year mamtenance assurance device must be provided for the <br />landscaping per Section 35.130B of the Zoning Code. <br />17. Landscaping of the planting areas located in the interior of parking lots, as required by <br />Paragraph C of Subsection 35.080 shall confortn to the following standards: <br />
