The building is approximately 58' x 32' x 15'
high. The building is an auto service facility with an office at the north end of the building and
two service bays at the south end of the building. The front of the building faces the west. The
roof of the building above the service bays has wood roof joists spanning from east to west that
slope down towards the east. The roof above the office has wood roof joists that span in a north-
south direction and slope down to the north. The roof assembly consists of torch down roofing,
over plywood sheathing over, over wood roof joists with insulation, over GWB. The exterior
wall assembly has wood horizontal siding, over 2x6 studs at 16", over GWB sheathing. The
building has a 5' tall metal awning attached around the entire building.
Observations:
In looking at the building we observed a lot of dry rot in the siding and wood trim pieces around
openings and in the corners of the building. On the west side of the building we were able to
shove a screw driver through the edge framing above the entrance to the office. We also
observed that the siding that wrapped the header above the north service bay door had cracked;
possibly indicating the door header has deflected. We pealed back some of the siding exposing
the wall studs south of the south service bay opening. These studs seemed to have dry rot
completely through the members. We also noticed areas on the other 3 sides of the buildings
where there appeared to be dry rot in the siding and wood trim pieces. In these areas we did not
pull back siding to check condition of the wall framing. We were unable to check the condition
of the roof joists since we did not want to cut through the GWB ceiling. The roofing appeared to
be in good condition with no observable tears or penetrations.
6628 212th Street SW,Suite 205 Lynnwood,WA 98036 - Ph:425-778-1023 - Fax: 206-260-7490
72)
