SOUND STRUCTURAL SOLUTIONS <br /> VIu N<,, T`,, ENGINEERS <br /> Conclusion: <br /> The fact that the dry rot in the exterior walls appears to be spread throughout the perimeter of the <br /> building and the fact that it is so severe would indicate that there is a water proofing problem that <br /> is common throughout the building. Typically this indicates that there was a problem with the <br /> roofing or a problem with flashing of the parapet. In this case the roofing appears to be in good <br /> condition and we did not notice any areas where the waterproofing on the parapets was <br /> compromised. While it is not possible to say exactly what is causing all of the dry rot, given what <br /> we were able to see without tearing into the walls and ceiling, I would say that one of two things <br /> is most likely the cause. Either the walls were not properly protected with a well detailed water <br /> membrane, or the metal awning was attached with screws whose penetrations were not sealed <br /> properly. <br /> Recommendations: <br /> At this point we would recommend that a contractor be hired to open holes in finishes so that the <br /> extent of the dry rot can be determined. We would recommend that holes large enough to <br /> observe the condition of the wood framing, including the roof joists, wall studs,headers and <br /> beams,be cut through the GWB on the ceiling and walls at the following locations: <br /> - At the corners of the building <br /> - Above each of the wall headers <br /> - At intervals of about 10 feet oc around the entire perimeter of the building <br /> - At intervals of about 10 feet oc around the perimeter of the ceiling(to observe where <br /> the roof joists are supported at the exterior walls). <br /> - At all studs or posts supporting headers and beams. <br /> Once these openings have been cut to allow adequate inspection of the framing members a <br /> structural engineering firm should be hired to determine the full extent of the dry rot as well as <br /> determining the cause of the water damage.
