1. Completed compliance forms required for permit submittal for LIGHT-SUM, MECH-SUM, and <br /> BUILDING EVENLOPE are available on neec.net. <br /> 2. Please summarize energy compliance for each of the three buildings submitted using the checklist in <br /> WSEC C103.2 as a guide for additional information required on the drawings. <br /> a. Please summarize the prescriptive method of building envelope compliance on the first <br /> sheet, to include required U-Values or R-Values of exterior walls, or walls separating heated <br /> from semi-heated space, roof-ceiling cavities, man-doors and garage doors, per WSEC <br /> section C402.1. <br /> 3. Please identify if the warehouse, maintenance bay, guardhouse and lube shed are semi-heated to <br /> meet the WSEC definition. If the warehouse is semi-heated, the doors, windows, and walls <br /> separating the office portion of the building should be shown to meet the requirements for exterior <br /> exposure. <br /> 4. All overhead doors should be shown to meet the envelope U value requirements. <br /> 5. Compliance with the building thermal envelope requirements should be shown in section and <br /> summarized on the drawings, per WSEC section C503.1. Please indicate the method of building <br /> envelope compliance by completing a total UA alternative worksheet, or provide a completed <br /> prescriptive worksheet to include detailed R-Values of new exterior walls, roof-ceiling details, slab on <br /> grade and foundation details, per WSEC section C402.1. <br /> 6. The interior and exterior lighting should be shown the drawings to comply with lighting controls, to <br /> include occupancy sensors, time switches, light reduction, manual controls, daylight controls, etc., <br /> per WSEC C405. Please include actual code section language on the building drawings for interior <br /> lighting controls. <br /> a. Please include a calculated lighting summary using a form available on NEEC.NET for the <br /> interior and exterior lighting power allowances per WSEC section 405.4 and 405.5. <br /> 7. Air barrier construction and testing requirements should be shown on.the plans. Section C402.5 <br /> 8. The plans should show that the minimum skylight fenestration area requirements of Section <br /> C402.4.2 are provided (or fall within the exceptions). <br /> 9. Additional efficiency package options in accordance with Section C406 should be shown on the <br /> plans. <br /> All codes cited refer to the 2015 International Building Code (IBC), the 2015 International Existing Building <br /> Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 International Fire Code <br /> (IFC), the 2015 International Mechanical Code (IMC), and the 2015 Washington State Energy Code (WSEC), <br /> as amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. Compliance with these <br /> regulations is the responsibility of the tenant and owner of the building. Upon resubmittal of the drawings, <br /> your application will be given priority and plan review will recommence.
