a
s
Drew Martin
From: John Day <johnd@suarchitecture.com>
Sent: Tuesday,April 24, 2018 4:19 PM
To: Drew Martin
Subject: RE: 2106 Everett Ave -Jack In The Box Remodel
Attachments: A1.0 WORK AREA.pdf
Thank you for the clarification Drew.
We would request the Building remodel be evaluated under the WORK AREA Compliance Method, complying with
Chapters 5 thru 13 of the 2015 IEBC. Per Chapter 5,the work can be classified as(2)separate classifications.
Roof and parapet repairs under Section 502—REPAIRS, as there are overstressed roof structural members that need,to
be replaced/reinforced due to wind loads and gravity loads over time that have caused damage requiring the work to be
done. Repairs shall comply with Chapter 6.
The remaining remodel work can be classified under Section 503,ALTERATION LEVEL 1. The work done in the public
spaces only included application of new finish materials and furnishings and no new walls or configuration of space is to
take place. Level 1 Alterations shall comply with Chapter 7.
The overall work area is less than 50%of the a overall building area, as the public space accounts for approximately 49%
of the building area (see attached plan) and the kitchen/storage/Back-of-House accounts for 51%of Building area. The
work to take place in the back-of-house is necessitated by access to repair the roofing members, i.e...replacing the
ceiling tiles, grid and lighting, and shall be considered part of the repair and shall not subject to the provisions of Chapter
7,8, 9, 10, or 11.
If you should have any additional questions please do not hesitate in calling or emailing me.
Thanks
John A.
