Z
'Z. Site Assessment
The existing site is developed as a 12.500-square-foot bwldng accompanied by a 2,500-,quare-foot
garage and associatetl parking. Landscaped areas are small and there are siz ezisUng trees on the
east side of the srte. Existing slopes gradually slope down to lhe east and south, wRh approxmately 9
feet of rehet across the srte. The westem edge of the srte is bordered by steep slopes approximately
10-feet tall. Stormwater runoff is coiectetl by catch basins on srte and conveyed by storm dram pipe to
the 18inch combined sewer runnmg paratlel ro Rainier Avenue.
. t e•elopment Plan
The proposed deelopment has been designed to mmimze the creauon of stormwater runoff anC to
safely and efflcenUy capture runoff that may be genereted as a resWt of development. This secUon
provides an overvew of the site developmen[ plan, includmg threshold discharge area determinator.
determmauon of flow control and water quahty requirements, and a discussion of OmSite Stomwater
Best tanagement PracUces (BMPs) for this proJect.
THRESHOLD DISCHARGE AREA DETERMINATION
Stormwater runoR from this parcel is conveyed to the exlsting combned sewer hne that runs parallel to
Rainier Avenue. The proposetl development will mclude one srorm drain connection to the exsting
sewer and reuse o( one ezis[ing connection to the same sewer, resuting m one threshold discharge
area compnsmg the enlire site. The total area for this threshold discharge area is 2.925 acres.
FLOW CONTROL REQUIREMENTS
Per (he reqwrements of the City of Everett Public 1Vorks Poticy No. 2d1, runoff fram the proposed
development must match the runoff of the ezisling ste :onditions as described in SecUon 2.2.7 of Uu.
Gry of Evere[t Stormwater Manual, 2010. io tlemonstrate compliance vlth this reqwrement, the total
impervious area for both the eastir.g and developed ccndiUons is shown in Table 3-1.
Because the proposed development wdt reduce the total impernous cover of the srte, rt is ezpected
that Ihe stormwater runoff for peak flows from 50 Frcent of the 2year through the 50year wdl
EHA Plvotal Polnt Apartments anC DVS
SOrmwdter $ile Pln
