Detailed drawings in accordance svith <br />City Design and Construction Standards sfiall be su�miited to the Public Nlorks <br />Department, shov�ing site pari<ing 12yout, landscaping, utiliGes, storm drainage, temporar� <br />construction erosion control, and all required improvements in the public right-of-���ay. <br />Public Wcrks Department approval of tnese drawings is required prior to any permi±s being <br />issued. All improvemenfs shall be completed, approved and warranted before the <br />Occupancy Permit is issued. <br />Full standard ha!f street improvements are required ?o the Phase II portion of Rainier <br />Avenue, including but not limited to, curb, gutler, sidewall<s, and drainage control per City <br />Design Standards. <br />Any gradinglfill on this site shall be done so as to not impact the surrounding proper,ies. <br />This project must comply �:vith the current Cib/ of Everett Building Code and Sprinkler <br />Ordinance. <br />Special charges 1or connection to the sevier and water systems in accordance with <br />Ordinance 1598-04 and suCsequent revision are applicable These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy o� <br />the Oroinance and determine estimated charges prior to building permit application. 7he <br />actual charges shall be computed by the Public WorRs Departmenl per the ordinanr.e in <br />effect af the time and according to the infarmation on lhe approved plans at ihe ,�me o( <br />building permil issuance. <br />6 Stormuvater shall be managed in accerdance with Public Work Poficy (PWP) ::2-11. <br />r. City streets are to be kept clear of dirt and debris at all times during construetion. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />3 As-buills oi stonn sewer, sanitary sewer, and �:+ater systems will be required to be <br />submitled per Design and Construction Standards and Specifications for Development <br />9 Any broken or damaged sidewalk shall be repairedlreplaced per the Cily Publio NJor4;s <br />Inspector. <br />10. It does not appear that ihe site will be easily accessible by the [verelt Para Transit vans, <br />which provide ADA pu6lic transportalion ser�ices to seniors and people wilh disabilities. <br />The closest potential pick-up location is alongside Rainier Avenue. <br />1 t. The sidewaik, including the current fixed route Lus stop, is not ADA accessible. Pickun <br />and drop-offs require a 5' x 8' (8' side perpendicular to the road) concrete area thal alloevs <br />deploymenl o( the IifUramp. We recommend that a bus pad is poured �t the current bus <br />stop location, measuring A' x 15' (8' side perpendicular to the road) and a bus she.lter and <br />�ench �vould be installed, meeting the ADA requirements and providing protection fer tne <br />riders. <br />12. i�lo Traf6c illdigation Fees are due for Pnase 1 of this project. <br />��/3 <br />
