All improvemenfs shall be completed, approved and warranted before the <br />Occupancy Permit is issued. <br />Full standard ha!f street improvements are required ?o the Phase II portion of Rainier <br />Avenue, including but not limited to, curb, gutler, sidewall<s, and drainage control per City <br />Design Standards. <br />Any gradinglfill on this site shall be done so as to not impact the surrounding proper,ies. <br />This project must comply �:vith the current Cib/ of Everett Building Code and Sprinkler <br />Ordinance. <br />Special charges 1or connection to the sevier and water systems in accordance with <br />Ordinance 1598-04 and suCsequent revision are applicable These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy o� <br />the Oroinance and determine estimated charges prior to building permit application. 7he <br />actual charges shall be computed by the Public WorRs Departmenl per the ordinanr.e in <br />effect af the time and according to the infarmation on lhe approved plans at ihe ,�me o( <br />building permil issuance. <br />6 Stormuvater shall be managed in accerdance with Public Work Poficy (PWP) ::2-11. <br />r. City streets are to be kept clear of dirt and debris at all times during construetion. The sidewaik, including the current fixed route Lus stop, is not ADA accessible. Pickun <br />and drop-offs require a 5' x 8' (8' side perpendicular to the road) concrete area thal alloevs <br />deploymenl o( the IifUramp.
