30. Construction plans submitted for permits shall demonstrate how development standards listed in <br /> Table 6.1 and the building design standards in Chapter 19.27 of the zoning code will be met. <br /> 31. The proposed mix of office and manufacturing uses will determine the minimum number of parking <br /> spaces required. Parking calculations are required to be provided at the time of building permit <br /> application(s). See also no. 30 above. <br /> 32. Since Buildings A and B are physically separated,parking provided on each site must meet the <br /> number of spaces required for the respective buildings, unless safe and direct pedestrian connections <br /> are provided between the two sites. <br /> 33. The proposed wetland fill has previously been mitigated pursuant to a mitigation plan(SEA95-025). <br /> No further mitigation is required. <br /> 34. Plans for development shall where disturbances within the Native Growth Protection Easement will <br /> occur, and if disturbances are to occur, provide a planting restoration plan for the disturbed area. The <br /> restoration would require native vegetation as required by the Planned Action mitigation measures <br /> cited above. <br /> 35. A split rail fence or other approved fence design shall be provided along the edges of the NGPE,and <br /> include NGPE signs as specified in Chapter 19.37 EMC. <br /> 36. The site is located within the Airport Compatibility Area as defined in Ordinance 3458-15(Copy <br /> enclosed). Before issuance of construction permits the applicant will need to demonstrate the <br /> applicable requirements of said ordinance have been met. <br /> 37. Prior to issuance of a construction permit the applicant shall sign a geological hazard areas covenant. <br /> The covenant form and language will be provided by the Planning Department. <br /> Fire Department Comments.Jim Ventura (425)257-8124 <br /> 38. The International Fire Code requires that all new structures shall provide Fire Department access <br /> roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire Department <br /> access roads(Fire Lanes)shall provide a minimum of 20 feet in width of unobstructed, paved driving <br /> surface,exclusive of shoulders,with a minimum clear height of 13'6". Inside turn radii must be 35 <br /> feet. Outside turn radii must be 55 feet. Slope approach and departure angles must not exceed 8 <br /> degrees. Fire lane grade must not exceed 10 percent. Fire lane construction must comply with <br /> AASHTO H30 load capacity(74,000 GVW). Fire Lanes will be posted and maintained as required by <br /> the Fire Department. Unorthodox access which meets code requirements but is too unusual for <br /> •• <br /> crews will not be allowed. <br /> 39. Buildings greater than 30 feet high require ladder apparatus access in accordance with the 2012 <br /> International Fire Code,Appendix D, D105. The unobstructed width of the access in the immediate <br /> vicinity of the building shall be 26 feet. At least one of the required access routes shall be located <br /> within a minimum of 15 feet and a maximum of 30 feet from the building and shall be positioned <br /> parallel to one entire side of the building. <br /> 40. Access-O.K.as shown on the site plan reviewed. <br /> 41. One new Knox Box is required for each building(A and B). Please install by the sprinkler/alarm room <br /> door. Order Model#3270 at www.everettfire.org. <br /> 42. Per field evaluation by the Fire Marshal's Office_fire lanes shall be provided as required in Everett <br /> Municipal Code 46.44. Fire lanes shall be identified by red curbs with white stenciling stating"NO <br />
