The criteria for granting relief from the 15 foot height standard and 1,000 <br /> square foot maximum area for the garage are set foRh in EMC 19.7.020. <br /> Those criteria have been satisfied as set forth above. � <br /> II <br /> DECISION II <br /> Based upon the preceding Findings of Facts and Conclusions, testimony and �� <br /> evidence submitted at the public hearing, and upon the impression of tho <br /> Hearing Examiner at a site view, it is hereby ordered that the requested <br /> variance to allow the accessory building to exceed 15 feet in height to a height <br /> of 18 feet and to exceed the 1,000 square foot area to a 1,080 square foot area <br /> for a detached garage is granted subject to the following conditions: <br /> 1. A covenant acceptable to the City Attomey's Oeffice�s�elrbe recorded <br /> on the title to the property stating that the prop rty <br /> acknowledges the requirements of this section, and stating that the <br /> use of any accessory structure is limited to accessory activities <br /> pennitted by the zone in which the property is located, and that the <br /> accessory building shall not be converted to living area or used for <br /> any purposes which are not in full compiiance with Everett Zoning <br /> and Building Code requirements. <br /> 2. The Applicant shall obtain necessary Building Permits from the City <br /> of Everett's Building Department. Compliance with the Stdte <br /> Building Code is required. <br /> 3. The maximum height of the garage shall not exceed 18 feet in <br /> height. <br /> 4. The maximum footprint of the garage shall not exceed 1,080 square <br /> feet. The existing 96 square foot shed may be considered as part of <br /> the maximum footprint. <br /> 5. The garage's siding and roofing material must be similar to the <br /> existing dwelling. <br /> 6. The garage must have a roof pitch similar to the existing dwelling. <br /> 7.
